The study process

Intake & documentation

The property owner submits purchase details, closing documents, and interior/exterior photos through a five-minute online flow. No site visit is required: we combine the submitted materials with public records, MLS data, and satellite imagery.

Engineering-based classification

Every qualifying component (flooring, cabinetry, appliances, fixtures, and land improvements like fencing, landscaping, and paving) is identified and allocated into its correct MACRS recovery period (5, 7, or 15 years), with the structural shell remaining at 27.5 years. Land value is separated using assessment data. Allocations are documented item by item, not estimated with rule-of-thumb percentages.

Expert review before delivery

Every study passes a quality review before it ships: classification choices checked against the IRS Cost Segregation Audit Techniques Guide, allocations sanity-checked against the property’s basis and comparables, and the deliverable checked for filing readiness.

Delivery in 2 business days, then we stay behind it

The completed report is delivered within 2 business days of submission. One round of revisions is included with every partner study, and audit support is included: if a study is examined, we provide the supporting documentation and respond to the taxing authority’s inquiries.
